If your property is nearby to current or planned works a dilapidation report is a must have!
Dilapidation reports are a specific record of the current condition of your property which is conducted prior to construction works including excavation works which are taking place nearby.
Dilapidation reports are undertaken by a licenced builder or engineer, the inspector will conduct a visual survey of your property to record the current condition, including photos, diagrams, comments and measurements of existing defects. The report can then be referred to if there is damage incurred following nearby construction works.
If you believe your property has been negatively impacted, a follow up inspection can be arranged to determine the severity of damage in comparison to the previously recorded condition. The final report can be used as evidence of damage incurred and rectification requests can be forwarded to the appropriate construction group.
