On average, a combined building and pest site inspection will take between 1-2 hours to complete.
Yes, we welcome you to be present at the time of inspection, however, we do ask that you leave the inspector to carry out their inspection first and then ask questions and discuss any findings at the end. This allows the inspector to solely concentrate on the property and provide a comprehensive report for you.

When can I expect my inspection report?
Coffs Harbour Inspections will issue the report via email on the same day as your inspection. A hard copy of the report can be provided within 3 business days if required. Payments must be received prior to the report being issued.
Should I get a building and pest inspection for a new or near new house?
Definitely, even if a property is new/near new it does not mean that it was constructed properly or free from damaging pests. It is a good idea to identify defects early before it leads to major problems in the future.
The property is constructed on a concrete slab, do I still need a building and pest inspection?

The property is constructed with a steel frame, do I still need a building and pest inspection?
Inspectors will carry a ladder, torch, moisture meter and thermal sensor to your inspection. Please be aware that the moisture meter is only used when visual evidence of moisture is identified by your inspector. The same protocol is followed for the use of the thermal sensor, which is also only required when visual evidence of pest activity is identified.
